Request For Proposals

North School

INTRODUCTION

The Town Council has agreed to go to the market with a public Request for Proposals. The Town will consider conveying the property to an individual or group with a proposal that contributes to the revitalization efforts in the Thompsonville Village area.

Until recently, the North School was used for offices and meeting rooms for a human services agency. It is now vacant and secure.

The North School is situated on a small parcel of land. A proposal will no doubt include ideas to assemble an adjacent parcel for parking. This is an achievable goal.

There is no clearly written property inspection. We do know that there has been considerable investment in the last 6-8 years. This includes all new storm windows and screens, a new roof, and a boiler. The renovation of this building, depending on the use, will be moderate to substantial. The proposed use will dictate the code requirement levels.

A proponent should examine the Town's tax abatement program. There is significant value in the abatement schedule. There may well be tax credits at the state and federal level given that the property is located within a National Register Historic District.

A successful proposal will understand the Town's desire to create benefit for the neighbors, promote the presentation of a historic community asset, and recognize the need to work with the Town to achieve success. The Town wants a successful project for all parties.
